Wayne Barber Jr. and Paul Murphy, founders of real estate brokerage firm BARBERMurphy Group, together brokered nearly $3 million in commercial deals recently, selling properties in southern Illinois. Barber, along with Steve Zuber, represented both buyer and seller in the $1.2 million sale of a 196,000-square-foot manufacturing plant in Benton, Ill., to fiberglass products company Komet. Meanwhile, Murphy brokered the $1.5 million sale of three apartment buildings in Swansea, Ill., to Willamsburg Apartments of St. Louis.

Builders Piedmont Partners has already leased 1,400 square feet of the to-be-built 8,000-square-foot building to a new clothing store, What to Wear. The building is part of a 14-acre development located on Illinois 159, north of Governor's Parkway at Terra Verde Street in Edwardsville.

 Eastport to get multipurpose $3.6 million building

Construction has begun on a $3.6 million multipurpose building at Eastport Plaza. Edwardsville-based Contegra Construction Co. is building the 47,000  square-foot speculative building at the Collinsville business park, where many new warehouses and businesses have taken root within the last few years. Development Co. of St. Louis is developing the site, and real estate agency BARBERMurphy is co-marketing the property at 1605 Eastport Drive, which will house office and warehouse space as well as service center and is scheduled for completion by September. BARBERMurphy principal owner Wayne Barber said Eastport has been a popular place for major business. He said Ameren Corp.'s recent announcement to lease 34,000 square feet at another spec building at the Collinsville business park is indicative of the regions commercial growth.

 Distribution center planned for former steel plant site in Granite City

A California company plans to redevelop more than 90 acres in Granite City into a $25 million to $50 million distribution center for an import-export operation. National Voyage Corp., based in Huntington Beach, Calif., bought 86 acres of a former Granite City Steel property at 1020 Niedringhaus Avenue for $1.7 million. The deal closed last month. Most recently, the property was a steel fabrication plant owned by Cara Metals of Illinois LLC, said Wayne Barber, principal of Swansea-based BarberMurphy Group Inc., the broker of the deal. A majority of the property had been unused for the last couple of years, Barber said. National Voyage also has an adjacent 7.55 acres under contract for $150,000.

  Developers Close Deal on Villages at Wingate
Belleville News Democrat, August 22, 2007 Developers closed the deal Monday on 172 acres along Green Mount Road in Shiloh as the site of the new Villages at Wingate. The $100 million project will be developed by the Shiloh Investment Co. and J2K, TTW LLC and is planned to feature a mix of residential and retail development. The development will be located along Green Mount Road north of Belleville's Green Mount Manor and Green Mount Commons on Illinois 161.

 Last show for Skyview Drive-In?

The Skyview Drive-In at 5700 N. Belt West in Belleville is for sale, and a couple of potential buyers are looking into converting the 17.5-acre twin-screened lot and adjacent -- and long-shuttered -- Quad Cinema into housing.  Wayne Barber, of the Swansea real estate firm Barber-Murphy Group, which is listing the property, said two parties are conducting separate feasibility studies on the site.  Barber said he expects results from both studies in the next 30 days.  He also believes the land could be ideal for retail development too.

  Last St. Louis area drive-in theater up for sale, may be re-developed.

The last remaining drive-in movie theater in metropolitan St. Louis has gone on the sale block.  The Skyview Drive-In in Belleville, owned and operated by Bloomer Amusement Co., has been listed for sale with Swansea-based Barber Murphy Group.  The entire property encompasses 17.5 acres and includes the drive-in theater, which is still operating, and the former Quad Cinema, an indoor theater that is closed and vacant.  The owner is open to selling all or part of the acreage.

A new restaurant will reportedly soon open in the former site of the Washington Street GrilleBob Kerin, real estate agent for the Barber-Murphy Group in Swansea, confirmed that he has recently received a contract from a local business person to buy the building, which has been closed since early this year.  Kerin said he was unable to release much information about the deal.

Construction of a new $1.3 million financial office building soon will get under way on Illinois 159. Located at Illinois 159 and Fahey Place just south of Illinois 15, the new First State Bank building will house First State Bank of Red Bud, Exit Realty and Allegiant Title Co. Collin Fischer, an associate of BarberMurphy Group in Swansea, which is marketing the property, said another 4,500 square feet of space remains available for lease with room enough for about four more tenants.

 Belleville welcomes Mexican restaurant

Bob Kerin, of commercial real estate broker BARBERMurphy Group, Swansea, said his firm is listing the former Washington Street Grille property, 318 E. Washington St., Belleville. The historic downtown Belleville building that is up for sale was built more than 150 years ago and initially served as horse stables. It was later converted to a series of restaurants. The Carriage House Restaurant and Pasta House preceded Washington Street Grille's opening in 2004.
