The purpose of this letter is to state my endorsement and support for the selection of the Scott Air Force Base site in St. Clair County for the relocation and expansion of the National Geospatial-Intelligence Agency project. There are many locational considerations that require close attention and evaluation in making this decision, which I believe clearly point to the advantages that the St. Clair County site as proposed presents. Additionally, the NGA project will have positive economic impact for the entire region including outlying areas that have experienced loss of jobs and economic growth.

2015 was the best year the 10-year-old BARBERMurphy Group has ever had, according to Wayne Barber, a principal of the firm. He says 2016 might be even better. With 18 licensed brokers and more than 500 active listings, the brokerage is the largest commercial Realtor in Southern Illinois. Paul Murphy, another firm principal, specializes in investment (i.e., income producing) property. He said that demand for leased offices, retail buildings and multi-family residential units has been strong.

Shiloh-based BARBERMurphy Group celebrated year's end by landing a huge commercial real estate deal - one that will rehabilitate and rejuvenate a longtime dormant industrial plant, which will again be available for heavy industrial uses. Steve Zuber, principal at BARBERMurphy Group, says the 200,000-square-foot, 39-acre site of the former Big River Zinc Corp., located in Sauget about three miles southeast of downtown St. Louis off of Illinois Route 3, was purchased by Jet Enterprises and Holding Co. for an undisclosed amount.

Sauget Industrial Plant Sold

A metro-east industrial plant that has mostly remained vacant during the past decade is about to see some new life. The former Big River Zinc plant located off Illinois 3, at 2401 Mississippi Ave. in Sauget, has been purchased by Jet Enterprises and Holding Co. LLC. The holding company has partnered with Kentucky construction company All Purpose Steel Construction Inc. to develop a metal and steel fabrication plant at the site. Steve Zuber, of Barber Murphy Group in Shiloh, was the real estate broker in the transaction and will be managing the site for Jet Enterprises and Holding Co.

Eastport surge continues with planned new buildings

Spec buildings that disappeared from the Southwestern Illinois horizon in recent years are making a comeback, with several large projects in Collinsville among them. Ben Cahill, vice president of brokerage services for The Maune Co., says his St. Louis-based company will break ground in June on a $4.3 million, 53,000-square-foot, “semi spec” building that could house as many as 10 tenants, at 1607 Eastport Drive in the Eastport Plaza area. Semi spec means some tenants are already assured, while others will be sought. “There’s unquestionably an uptick in business. If you even heard about a builder talking about a spec building two years ago, you wouldn’t have believed it,” he said during a recent City of Collinsville presentation. It will be Maune’s third project at Eastport, and it should be done in December. Two other buildings were constructed previously, just east of the planned site. A fourth looks likely and would be built just to the west.

Development to come with hospital moves

New hospitals in the fast-growing Illinois suburbs of O’Fallon and Shiloh may contribute to those communities’ ongoing commercial development boom, but the prospect of losing a hospital in Belleville could have the reverse effect. That’s what Wayne Barber Jr., principal of Shiloh, Illinois-based commercial real estate firm BARBERMurphy Group, said about the planned opening of the 94-bed, $125 million Memorial Hospital East in early 2016 in Shiloh and the anticipated move of St. Elizabeth’s Hospital from its longtime location in downtown Belleville to a new 144-bed, $253 million facility in O’Fallon, Illinois.
